The TCB Design-Build Process
We know with any construction project comes the initial excitement followed by many questions and concerns. At Thomas Custom Builders, we have streamlined our design-build process to give you peace of mind. With more than 40 years in the industry, we have developed a cohesive plan that addresses every concern, guiding you each step of the way. As a full-service general contracting and design firm, our process is seamless.
Pre-Construction
Design Consultation: We meet you at your home to conduct a project consult and scope analysis of your “vision.” We take the time in the very beginning to fully understand your goals and objectives so that we can develop a client focused design. We discuss a realistic financial investment range for your project and also determine a time frame of when you want to start and finish your project. We are able to gauge the scope and give a feasible estimated budget range for your project.
Design Agreement: The Design Agreement clearly defines the general scope along with the design fee required in order to proceed into the design phase. Once signed, our design team goes full steam ahead to bring your plans to life with our knowledge and creativity.
Measure Meeting: We then schedule a site visit to measure and sketch the existing project area. We survey the property to discover the existing conditions that may challenge or prohibit the proposed scope. We get a feel for your “sense of style” and determine the level of finishes. We then refine or expand upon the project scope as needed. (Please allow 2-4 hours for this measure meeting).
Preliminary Design: Following the Measure Meeting, we prepare 3D computer aided design (CAD) construction plans with multiple layouts per your vision and discussions. Based on your comments and modifications, we narrow it down to a working layout and design to use as a benchmark for preliminary pricing.
Preliminary Cost Estimate: A preliminary cost estimate is then provided to ensure we are staying within the budget range, and also provide allowances to guide your selections.
Site Walk-Through: Next, we schedule a site walk-through with you and the TCB Team. All involved specialty trades will attend to provide hard quotes based off the proposed drawings. During this meeting, we dig deep into the “what and how” and test our assumptions. We also discuss structural, mechanical (HVAC), electrical and plumbing options. (Please allow 2-4 hours for this site walk through meeting).
Finish Material Selections: We provide a project specific selections list to help streamline the selection process and connect you with our suppliers/vendors. We provide deadlines and lead times to ensure all selections are made prior to contract.
Guaranteed Maximum Price Contract: With the full plan set, refined scope, selections to date and trade quotes, TCB will be able to produce a guaranteed maximum price. At this point, you know exactly what you are getting for your investment and have complete confidence in TCB’s ability to make your vision a reality.
Construction
Plans & Permitting: Once the contract is signed, our drafter hits the drawing board to convert the preliminary set of drawings into permit-ready construction drawings. Our team meticulously reviews every detail to avoid challenges down the road or unnecessary questions onsite. We then submit plans into county/city departments for the permit review process and all necessary permits to build.
Pre-Construction Meeting: We meet onsite for a final project overview and introduction to our Project Manager. We finalize operational details (parking, dumpster location, pet handling, access to home, etc) and answer any remaining questions prior to start. Based upon availability of the TCB field crew, your start date will be scheduled. An interactive online schedule is created.
Project Start: And now your project begins. Once we start, we don’t stop!
Monitor & Analyze: Our field crew and Project Manager are continuously analyzing progress onsite and always available to address any questions or concerns you may have. Our goal is not just meet but to exceed your expectations.
