The Art of Value Engineering

You may hear the term "value engineering" used to describe the Thomas Custom Builders approach. But what does that really mean?

Simply, value engineering is a system we use to improve the ratio of function to cost. There are four basic steps in the value engineering process:

  1. Information gathering. Here, we look at existing conditions (for instance, your current structure for a remodeling project or the site for a new home) and pinpoint your budget and requirements for the project in terms of both function and style.
  2. Idea generation. In this step, we brainstorm creative and innovative ways to reconcile your vision with what you can afford.
  3. Evaluation. Each option is carefully evaluated for impact, cost and performance, from choosing designers and suppliers to material selection and scheduling.
  4. Selection. In the final step, we work with you to finalize the best alternative that meets your requirements while maximizing cost savings to you.

Our team has worked on presidential getaways and the crème de la crème of the colonial homes in Northern Virginia.  We are known as exceptional builders, and we will sometimes do our own drawings on smaller projects. However, when it comes to a more substantial home addition, we choose to bring in the expertise of an architect. We are not talking about an architect that’s going to go crazy and demand more budget… we’re talking about a practical architect with the expertise to make the space work with your lifestyle.  Our architects have nominal fees, and we do without the bells and whistles. One of the ways even well-meaning contractors can cut corners is to be very general, broad, or vague in their contracts.  "I want to pay a fair amount of money for services rendered.  I don't want to be stuck with any hefty fees for things that weren't 'included' that I should have been aware of."

Too often, a homeowner will accept a bid, without knowing enough about what's actually included (or excluded) from the contract.  However, most homeowners aren't professional contractors and aren't familiar enough with construction to know whether or not a contract is thorough.  All questions about your remodeling project are VALID and deserve to be answered by any professional builder

According to Rick Thomas, President of Thomas Custom Builders in Manassas, VA, "A good proposal will include a clear definition of the project (scope of work), what we are NOT doing (specific exclusions), and how we are accomplishing the scope of work (qualifications)."

It's not just required when you think you might be dealing with a shady contractor, either:  a well-documented project is the foundation of a successful project.  It prevents misunderstandings and helps avoid disagreements.  Remember:  make sure you understand the project in the same way as your contractor proposes, IN WRITING.  Sign the agreements only when ALL of your questions are fully understood and on record!
